Terms of Service

Effective date: October 26, 2026 Version: ai-tc-2026-10-21

The short version

  • You pay a flat coordination fee. It is never a split and never a percentage of your commission. You pay it, by card; we never bill your client or escrow.
  • Active listings are free and unlimited. Per side: $149 per closed side, charged at closing, and a terminated deal costs $0. Pro: $199 a month with 5 sides a month, then $49 per extra side.
  • We charge only for a deal Hank actually coordinated.
  • Hank is software, backed by licensed people. He does not negotiate, give legal advice, or enter or provide MLS data.
  • You and your broker stay responsible for your deadlines and for following your brokerage’s policies. Your managing broker gets an informational email when you sign up.
  • Your contacts stay private to you. If you cancel, you keep read access to your deals and files.
  • Our liability is capped at what you paid us in the 12 months before a claim.

This summary is for convenience. The full Terms below are what apply.

1. About these Terms

These Terms of Service (the “Terms”) are an agreement between you and Hank TC (“Hank TC”, “we”, “us”) for Hank, the AI transaction coordinator service, and the website at hanktc.com (together, the “Service”). “You” means the real estate licensee who signs up for the Service.

You accept these Terms when you check the box to accept them at sign-up or at checkout, or when you use the Service. If you do not agree, do not use the Service. Joining the founding waitlist alone does not create a subscription or any obligation to pay.

2. What Hank is, and what he is not

Hank is software, an AI transaction coordinator, backed by licensed people. He helps you keep a deal organized: checklists, the dates on your contract, reminders, drafts of paperwork for your review, filing documents on the right deal, and sending documents to the people you choose.

Hank, and Hank TC:

  • are not a real estate brokerage, and do not act as your broker, your client’s agent or anyone’s representative;
  • do not negotiate on your behalf or on behalf of any party;
  • do not give legal, tax, lending or other professional advice;
  • do not enter data into, pull data from, or provide data from any multiple listing service (MLS);
  • do not replace your own judgment or your managing broker’s supervision.

Hank is openly AI and says so when he writes to anyone. Drafts are prepared for your review; you decide what is sent, signed or relied on.

3. Your account and your brokerage

  • You must be a real estate licensee in good standing, affiliated with a brokerage, and able to form a binding contract. The information you give us, including your license and your managing broker, must be accurate and kept up to date.
  • Your brokerage’s policies. At sign-up you confirm that you are responsible for making sure your use of Hank complies with your own brokerage’s policies, including any policy on transaction coordinators, and that your managing broker will be notified.
  • Your managing broker is informed. When you sign up, we send your managing broker an informational email saying that you have signed up for Hank. Nothing waits on a reply from them.
  • You keep your license, your managing broker and your brokerage. Using Hank does not change who you are affiliated with.
  • You are responsible for keeping your login secure and for everything done under your account. Tell us right away at [email protected] if you think someone else has used it.

4. Your responsibilities

  • Deadlines. You and your broker stay responsible for every deadline, contingency and obligation on your deals. Hank makes dates easier to see and reminds you of them; a reminder that is late, wrong or missing does not move that responsibility to us.
  • Review. You review every document, date and message before you sign it, send it or rely on it, and you confirm that what Hank read from a contract is right.
  • Your right to share. You give Hank only documents and information you are allowed to share, and you have any consent your clients or the law require for us to process them.
  • Your law and your license. You follow the real estate license law, rules and regulations that apply to you, and your brokerage’s policies.

5. Fees and billing

A flat coordination fee, paid by you. Our fee is a flat fee for coordination services that you, the licensee, pay. It is never a share of, a split of, or a percentage of any commission, and it does not change with the price of the property.

Plans.

  • Active listings are free and unlimited on every plan. Listing paperwork never counts toward any fee or allowance.
  • Per side: $149 for each side Hank coordinated that closes, charged at closing. A deal that terminates, is withdrawn, is cancelled or expires before closing costs $0.
  • Pro: $199 a month, which includes 5 sides a month. A side is counted in the month it closes. Each side past 5 in a month is $49. Included sides that are not used do not carry over to the next month.

Only for a deal Hank coordinated. We charge a side fee only for a deal Hank actually coordinated, meaning the deal was set up with Hank before it closed. We do not charge for deals Hank did not work on.

How you pay. You keep a payment card on file, processed by our payment processor, Stripe. Charges appear on your statement as HANK TC. The Pro fee is charged monthly in advance; side fees and extra sides are charged when the side closes. You authorize us to charge your card for the fees you incur. Prices do not include any sales or similar taxes that apply, which are added where required.

We never bill your client or escrow. We invoice only you. We do not send invoices to your client, a title company, an escrow or closing agent, or ask to be paid from a settlement statement.

If you pass the fee to your client, you must disclose it to your client in your agreement with them, as the law that applies to you requires. That disclosure is your responsibility.

Failed payments. If a charge fails, we will tell you by email. Until it is paid we may pause new deals on your account; your existing deals and files stay readable.

Refunds. Fees are not refundable except where the law requires, or where we charged you in error. If you think a charge is wrong, email [email protected] within 60 days and we will look at it.

Price changes. We may change our prices for the future. We will email you at least 30 days before a new price applies to you. A price change never applies to a side that has already closed.

6. Founding agents

  • Founding agents join the waitlist with no payment. Nothing is charged until the pilot opens for you and you choose a plan.
  • The founding price is locked for founding agents: if our published prices go up, a founding agent keeps the founding price for as long as their account stays active.

7. Your data and your contacts

  • Your data is yours. The documents, deal details and contacts you put into Hank (“Your Data”) belong to you. You give us permission to store, process and send Your Data only to provide the Service to you, including processing it with AI as described in our Privacy Policy.
  • Your contacts stay private to you. We do not market to your contacts, share them with other agents or brokerages, or use them to recruit you or anyone else.
  • Your deal data is not shared with other agents or other brokerages, except the people you direct Hank to send documents or messages to.
  • Our Privacy Policy explains how we handle personal information.

8. Acceptable use

You agree not to:

  • use the Service for anything unlawful, fraudulent or discriminatory, including anything that would violate fair housing laws;
  • use Hank to send spam, or to contact people who have not agreed to hear from you where consent is required;
  • upload anything you do not have the right to share, or any malware;
  • share your account, or use the Service for deals that are not yours or your team’s;
  • try to get around the Service’s security or limits, or copy, resell, scrape or reverse engineer it;
  • present Hank as a licensed person, or as your broker’s approval of anything.

9. Cancelling and termination

  • You can cancel any time by emailing [email protected] or from your account settings. Pro ends at the end of the month you have paid for. A side that closed before you cancelled is still charged.
  • You keep read access. After you cancel, you keep read access to your deals and their files, so you and your broker can keep your records.
  • We may suspend or end your account if you break these Terms, do not pay, or no longer hold an active license, or if continuing would break the law. Where we reasonably can, we will tell you first and give you a chance to fix it. Unless the law prevents it, you keep read access to your deals and files.
  • Sections 5 (for fees already owed), 7, and 10 to 16 continue after your account ends.

10. Disclaimers

Hank uses AI, and AI can make mistakes: it can misread a document, miss a date or draft something wrong. That is why you review everything and keep responsibility for your deals. Except as these Terms say otherwise, the Service is provided “as is” and “as available”, and, to the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not promise the Service will be uninterrupted or error-free.

11. Limitation of liability

To the extent the law allows, our total liability for all claims relating to the Service or these Terms is limited to the fees you paid us in the 12 months before the event giving rise to the claim. We are not liable for indirect, incidental, special, consequential or punitive damages, or for lost commissions, profits or business, even if we were told they were possible. Some places do not allow some of these limits, so they may not all apply to you.

12. Indemnity

You agree to cover our reasonable losses and costs, including reasonable attorneys’ fees, from a claim by a third party that arises from your deals, Your Data, or your breach of these Terms or of the law.

13. Changes to these Terms

We may update these Terms. The new version will be posted on this page with a new version id and effective date. If a change is material, we will email you before it takes effect and may ask you to accept the new version before you open a new deal. If you keep using the Service after a change takes effect, the new Terms apply. If you do not agree, you can cancel as described in section 9.

14. Governing law

These Terms are governed by the laws of the State of Oklahoma, without regard to its conflict-of-law rules. Any dispute will be resolved in the state or federal courts located in Oklahoma, and you and we agree to their jurisdiction.

15. General

  • These Terms and our Privacy Policy are the whole agreement between you and us about the Service.
  • If part of these Terms cannot be enforced, the rest still applies.
  • If we do not enforce a right right away, we have not given it up.
  • You may not transfer these Terms without our consent. We may transfer them as part of a sale or reorganization of the Service.
  • We may send you notices by email to the address on your account.
